Atlanta's housing market entered a more balanced phase this month, with active inventory rising 8.2% year over year to 52,540 listings while the median listing price slipped 0.2% to $394,000. Homes now spend a median of 65 days on market, up 8.3% from a year ago, signaling slower turnover. New listings fell 2.1% annually to 15,004, and pending sales dropped 2.4% to 15,002, indicating softer demand. Yet the market remains far above pre-pandemic levels: inventory is 23.7% higher than 2019, and prices are 38.2% above that baseline. The result is a market where buyers have more choices and time, but sellers still hold long-term equity gains.
